Central Park Tower, Not Burj Khalifa, Is the World’s Tallest Residential Building

New York City, December 23, 2025: The world’s tallest residential building is not Dubai’s Burj Khalifa. That title belongs to Central Park Tower in Manhattan, New York, which rises to 472.4 metres (1,550 feet) on West 57th Street, near Central Park.

Burj Khalifa is far taller, but it is a mixed-use tower with homes, hotels, and offices. Central Park Tower is classed as a residential building, and it is listed as the tallest of its kind by major tall-building and record sources.

Central Park Tower is at 217 West 57th Street, on a stretch often called Billionaires’ Row. Extell Development Company is the developer, and the project was completed in 2021, according to the company’s own project profile.

The Council on Tall Buildings and Urban Habitat (CTBUH) database lists the tower at 472.4 metres with 98 floors.

The tower has 179 apartments. Homes start high above street level, and many units are marketed around views of Central Park and Midtown. Guinness World Records also notes the building’s 179 apartments.

Prices vary widely by floor and size. For example, a two-bedroom listing in 2025 has been shown at $8.8 million.

In Indian rupees, some reports put an entry-level home around €7 million, which is about ₹75 crore using mid-December 2025 exchange levels.

In November 2025, a very high-floor unit in the building sold for $47.5 million, after being listed earlier in the year at a higher price.

Also in November 2025, Mansion Global reported that the duplex across the 127th and 128th floors was asking $128 million.

On the finance side, Bisnow reported in March 2025 that Central Park Tower was refinanced with a $270 million deal tied to unsold apartments.

Central Park Tower remains listed as the world’s tallest residential building at 472.4 metres (1,550 feet).

Recent public reports show both major listings and big-ticket sales still happening in the building in 2025, even as some prices have been adjusted over time.

Central Park Tower in New York City holds the title of the world’s tallest residential building at 472.4 metres (1,550 feet). It has 179 apartments, sits on Manhattan’s Billionaires’ Row, and continues to see ultra-high-value listings and sales in 2025.
